Here in the Bay Area where I am, I can cross a county line and the 'norm' goes from 3% to $2000, but most real estate agents and consumers wouldn't know that.

Go read up on strategies used by wholesalers to find deals (mailers, knocking, etc), and do that stuff.It's probably been over a year since I did an FHA mortgage for a 2-4 unit that was...In one of our core markets,Arms length,Retail/MLS, andFHA.Start crossing one or two things off that list (skip Oakland and go to Stockton, befriend the seller, put 20%+ down, etc), and yeah those deals happen all the time.

I could potentially find some canadian investors, although as far the taxes, you should contact BDO(accoutning firm) they are good with cross border tax laws.

Go ahead and cross reference the name of the registered agent or address on Google and a lot of times it will pop up as well with a phone number.

That, for me, is the determining factor.On my first eviction, I would probably hire an attorney, if for no other reason than to obtain a copy of all legal notices he provides the tenant (and use those later as my own template) and I would attend the court proceedings so I would know what to expect when it's my time to present my argument to the judge.Dotting the "I" and crossing the "T" is everything.And by all means, document EVERYTHING!

Once I created a definite purpose and target I started seeing, listening and talking to the right people building relationships.Everyone that has a target is going through this.... there is canyon with a tight rope we must cross to get to the other side.

You wont see these signs in midtown manhattan but you will see them in Harlem, Upper Manhattan(Dyker Heights) and the Bronx at main street intersections or near the exit ramps of the FDR, Cross Bronx Expressway, etc.
