I'm guessing if they saw  $1,000+ as a possible fee because of something as silly as their dog having an accident, they'd realize it's a serious offense. 

I'm in the process of building my capital base to take the offense and in the meantime I'm looking for networking and learning opportunities. 

So, you can make sure he doesn't have criminal records or things you don't allow.  

I personally run the credit/criminal first because that's the quickest way to eliminate someone.

Am well aware it takes a criminal syndicate to pull this off, it’s just not fair to the person whose record is being tarnished for no reason.

Did you do checks on them (credit / criminal / job & income histories, etc.) as part of your contingencies?

@James Wachob No offense but my experience with standalone PMs in Memphis has not been optimal.

Make sure you inform them that you do credit with a minimum requirement, , criminal and eviction screening.

The For Sale sign or the realtor's lockbox, along with junk mail (advertising circulars left on the front door knob), are open invitations to the criminal element.

No offense, I don't know your company, but if you're working for another me-too lender, offering the same terms as the next guy, then you shouldn't be surprised that potential borrowers are shopping their loans around.
