I don't think you will find any servicer who would board this loan without concerns for being fined for compliance issues.I would recommend you just continue to cell service until it's paid down and keep it simple. 

Also, in regards to your question about 75% of the income able to be used as part of the loan agreement, that normally comes into play once you have proof that you have previously managed rental property.

But I'm optimistic and I'm continuing to network.

Invest all of the $25k loan into ETFs (spread out to achieve some dollar-cost-averaging) and continue to invest 50% of my income (minus the debt servicing cost).

They are continually providing updates to make searches easier and more specific, so it just depends on what your MLS offers and how competent your agent is in using the tools they have available to them.
