I'm new to investing and looking to purchase my first Mobile Home to either flip or hold.

I'm in the process of renting a lakeside lot and putting a tiny home on it for Air BnB but I'm also looking into mobile homes as a good low cost way to get started! 

I toured the house but was not at that time looking for the VIN; I have since learned about mobile/manufactured home data plates and am trying to get back inside so I can locate the HUD/VIN numbers and run them at the DMV. 

The listing includes two residences on 2 adjacent properties for $600k:Lot #1 has a stick built home on 5 acres (I plan on living in this residence)Lot #2 has a detitled mobile home on 15 acres (my parents will live in this residence OR I will rent this residence)My income is ~$200k, 700 credit score, and I plan on putting $120k down.It's my understanding that qualifying for a single, "conventional" mortgage for two residences can be "tricky"...and that the presence of the mobile home could further complicate matters? 

Okay, so I'm literally just starting out on my real estate investing journey, I have heard to start out with mobile homes preferably under 5k to build my portfolio anyone has any ideas where I can possibly find these type of deal I have literally been searching the internet since 2 am ET and no luck lol

the question I was watching youtube and some videos recommended looking for mobile homes under 5k which to me having a budget like that isn't too bad and could possibly work for me. now I watched all these videos and people are speaking on how they bought this mobile home and that mobile home from anywhere between $1,500 up to 5k is that really possible?

I took the mobile home title to the Department of Motor Vehicles and told them what I wanted to do.
