Here is my hesitation: guests will constantly be moving dinning room chairs, pillows, cook ware, etc from side A to side B where everyone congregates.

And then there's 2 priceless events: Let's Make A Deal where Don and his helper analyze deals for legs and tears them apart if not...The other is the Haves & Wants meeting where people literally just announce what they have & want in real estate, and have transacted close to 1 Billion in sales since it's inception.

So it's really a three-legged stool.

Although it has all bedrooms upstairs, it does have an electric chairlift on stairwell wall and has wheel chair ramps throughout the back yard.Section 8 in Austin does not pay any type of premium for these amenities so I'd rather not start there. 

But even then, that free land cost us $10k by the time we rented tent, generator, tables, chairs, dance floor, portable toilets, speakers, got insurance, etc., etc.

I don't want to belittle them by straight calling them out, I have done the leg work and research and they are both different in terms of goals, strategies and areas, but I really find myself at a cross roads when the real information needs to be divulged.

@Neil Aggarwal  just curious how are you going to make a loan if your not negotiating terms.and does this not only apply to owner occ in your state.. in Oregon it applies to the property IE ANY 1 to 4.its a tough one I am a mortgage banker .. but its a pain keeping those licenses active and working to just do 10 loans or so a year.. you need some volume in my mind to make this worth doing.and you can't be a mortgage banker like me without getting experience first.. as a rmLO although i was grandfathered in.. and was never an RMLO my CA broker experience as a HML gave me the leg up in Oregon.there really needs to be some sort of carve out.. folks want to obey the rules but then there is no way to get a licensed RMLO to do these deals because their brokers usually own't allow it.
