It seems like a lot of the planned development is near the blue line on the northwest side. 

Banker told me i could either do a Cash Out refinance or that I can put it down for collateral and get a Line Of Credit.

The only thing I heard is the lender they had lined up saw in the MLS before they could delist that it was listed at at $3mil and said no.The lender could be using other peoples money, split that 25% commission with the agent, investors are hung out to dry, lender-broker say oh well that happens sometimes.

Bottom line: you definitely need an attorney, but you're no longer in the realm of "residential real estate attorney."

You could take a hard line approach and run the girlfriend.

Basically 5 doors, all 1 bed/1 bath, with the garages to rent separately. 

I share my driveway with two other homeowners, I also have a town sewer line running through two parts of my property. 

Hey @Andre Valdes,Rather than tear down, have you evaluated doing a gut renovation to bring the property in line with the rest of the neighborhood from a  fit & fittings standpoint?
