Boss drone said it didn't work since it was in our names and not the LLC.I then did a Google search for free POF letters found one, put in that my LLC was approved for the exact amount offered to purchase that particular property and sent them the PDF and they rubber stamped everything else.I have not wasted time with "real" verification since.

@Scott Schultz  has it right on the money, I have stabilized a few homes and I would not hesitate to to drywall around those beams.  

We've had pools built and the process they use to build the pool looks like it would work to shore up a creek wall.I've got an email to a company that does shotcrete to see what they think.I also have a contact I was given with National Resources Conservation Services here locally I'll be reaching out to to see if they have any ideas.

Tera,I was introduced to to a title co in Pikesville, Md by by a seasoned investor who had only praise for this compony.

Would like to know expected rent for this east bay property, and to to nail down this franchisee on paying fully and on time or boot his butt to the curb.Any/all help or suggestions welcome.

It includes income verification (must be 3x the rent) credit, criminal, eviction check and landlord reference.If a renter can't follow my directions: rejectedIf they start giving me sob stories or ask to pay several months in advance or lie: rejectedI might ask why they're looking to move while they're there and just get any info I can out of them to see if they say something stupid.Then I check income.
