That third clause is rather vague, but if that's supposed to make tenants pay for the repair of provided appliances that also wouldn't fly in Oregon.

@Andrea Tavake if your looking for a flip consider also looking at comps what would your ARV look like it doesn't matter how much u fix it at the end of the day the price that determines the ARV will highly be dependent of other properties in the area. most of the houses in toledo are less than 40k usually are in beat up houses. suppose you find a house for 10k (it is possible in many parts of toledo especially in the high crime areas.) and prolly need 20k+ of rehab that can only sell for 20k because its in bad neighborhood. again  studying the market is very important in toledo. look at better areas especially with higher returns 43623 is good higher rent and washington school district. yea probably higher priced but less headaches for investors. practice with your calculators to try and match best property for your strategy.
