There were a few things assumed on this, which make me question how good the numbers look - assumptions being that I could negotiate to a purchase price of $90k and that each unit would get $700/mo for a 1br/1ba.That said, here are the questions that I have (I understand that some of this will come more naturally with better understanding of the local market, but as I build that knowledge, I'd love to see what people here have to say):- Are these assumptions too aggressive?

Also if you do take over the property after the current tenants lease is up do these light value add jobs, forget the HVAC, and either increase the rent by a good amount but tell them this includes utilities or have an extra fee for utilities.

Most guys and girls aged between 18-22 are going to college and working a full-time job is definitely a challenge when you are trying to keep up good grades along with trying to learn about real estate, network, and seeing the light of day.And another aspect is saving.
