Thanks @Sandra LeiMost flood zones are political.For example we are policies for properties that are ocean facing and on islands all along the east coast that are considered low risk.

Thats my take on it at leastROI’s are pretty solid and there is (in my opinion) plenty of inventory.But be ware of neighborhoods, East Cleveland is pretty rough for example.When i first explored the market i saw all this incredibly cheap inventory which was in pretty good shape mostly but in parts where it would be a landlord/property management nightmare

It will be same old same old :D))However over the years I have seen changes in Baltimore even though still losing population like @MattSchelberg said.They built and continue building that harbor east section, Hampden was a crazy place ten years ago, I remember days that I did not want to walk around Remington, don't even want to start with pigtown :D)) etc....  

Don't get me wrong, a $45k property is definitely on the low end, but most properties in that area aren't worth more than $100k.I have not walked the property (my agent sent me a video of him walking through it), however I am familiar with the area as I lived just a few miles east of it for four years.

@Megan Brooks Hi Megan, I am not sure what the laws are on the east coast but I have had a couple of renters who have said they are moving by a specific time and cancel even though their apartment was pre-leased.

You will see a bunch of these in South LA and East LA.As for LA multifamily rental market, demand has been surpassing supply by 2:1 ratio.

An example of this would be if someone bought a property in one of the possible cities Amazon was going to move their east coast headquarters.
