I have not dealt with a situation like this, so I am just spit-balling some ideas, I hope its helpful.

I made at least 10 offers before I found someone that wanted to play ball.

I did that in a first place but it gives me max 7% cap which I am not interested, hence low-ball tactic...

By the way, I am still lost but having a ball!
