Its only fair for me to pay her for bringing her clients, negotiating an offer, and dealing with all the inspections.I told her that I was willing to offer 1.8% of the sale price - which she gladly accepted.I ended up paying her around $4,000, which saved me $8,000 to $10,000 in Realtor fees.

If anyone out there who knows the difference between science and anecdotal has some science to relay, and has some data on population density,  response rates, income per zip responses, ect. care to offer such would be very helpful indeed.

Has us a bit spooked.deal #2 - 12 unit apartment with laundry on site priced at $300,000 (on market for 866 days) planning to offer lessafter figuring in expenses and 20% vacancy rate cap rate is at 9.29%These buildings are within blocks of each other.

I echo what everyone else has said - it all depends on what your competition has to offer.You're right - they need some work, but how much "depends".I'd start by browsing craigslist, zillow, trulia, hotpads, apartments.com and whatever rental site I may have left out for comps similar to your size of home, rent range # of baths/bedrooms and see what they have to offer.

It's always best in these situations to make sure you create a 'paper trail' of the communications between you and the tenant, as it may be admissible to the court, depending on the your state's specific statutes and court rules, which I am unfamiliar with.This answer is not a substitute for professional legal advice and does not create an attorney-client relationship, nor is it a solicitation to offer legal advice.
