I was recently informed that there are portfolio lenders that don't do a credit check, don't require an appraisal (possibly BPO), or tax returns, etc and are truly asset based.

I'm just worried the potential 20k insurance check turns into a 30k renovation. i don't have actual numbers yet.

Check out a Fannie Mae Homestyle loan, it seems like the solution you need.I would look at a 30 YR fixed typically .375-.5% higher than average conventional rates depending on on your down payment.
