Make sure it's all done above board and her interests (and yours) are fairly represented.

You can request rent roll, utility expenses, property management expenses, other receipts, etc.Please keep in mind that the listing agent represents the seller and has a fiduciary responsibility to the seller.

We have no problem with getting great deals from represented sellers, as we are seasoned brokers and investors and it is a fair game.

@Giovanni L. good luck the hardest part of the jib is finding clients to represent so I'd focus on that.

These are all very clearly represented on the listing, yet the agent and client are too lazy to look. 

In either case it first goes through probate who will then assign someone to be the personal representative and get a Letter Testamentary which then gives them authority to make legal changes and to sell property.
