Hi BP members,Although this is my first forum post, I've been listening to the podcast A LOT.I live outside of the US, but I'm planning to move to Seattle (I am a software engineer) in a few months.

There were four areas of concern that I noted during the walkthrough:1) A $600 kitchen ceiling fan -- the centerpiece of the kitchen decor -- had been replaced by a cheesy $40 bathroom fixture.

I did not have to replace the service line from pole to the house.

Also do I need to have replacement cost on them or I can chose the amount I want to insure them for?

I think you are best to leave it the way that you have done already The one lady can move out and they are both still responsible for the rent unless they find a replacement that is acceptable to you.

Replacing kitchen cabinets and counter tops to not only look professional, but to also do so without spending an arm and a leg. 

I will never forget when you grilled the guy who said roof replacements are not a concern or his on rental properties.

I think that approach will be more effective than trying to come up with one on your own.The scripts you can find from professionals online are scripts that have been tested and tweaked after hundreds & thousands of calls.Use search engines and reach out to active wholesalers to find the right one for you!
