The benefit is that you actually live there (im in washington)  so you can go and see the progress of your property youreslf, or manage your own rental if ya want( but it's easier to let us do it, leverage your time).

We just have a broker trying to rent it out and for 2 weeks, no progress yet.

My hubby is employed currently so perhaps a plain old self-directed IRA might have to work for him, we just have to watch out for the UDFI tax.So it is a work in progress...
