I can imagine the meeting needs to include a time period dedicated for mingling, maybe a subject for a speaker to talk about such as finding deals, funding deals, connecting with other investors, etc., and also food and drinks would be a plus. 

However, for our last deal, we tried something new... we used an online platform to obtain the loan because we believed that the quotes we were getting were just too high. 

Still learning the platform here..

But I also don’t have a lot of time to dedicate towards a rebuild.

However, my family and friends had all dedicated time and money to come out and watch me compete this weekend.

@David Lecko Hello David, I'm intrested in the deal machine platform and I do see the value in it, but I'm a newbie to the REI world and trying to keep cost low starting out.

The more time he can dedicate to growing his wealth bucket, the faster it will grow.If he doesn't have much time or knowledge yet, a syndication for non-accredited investors is good way to learn.He could also put that capital down on a 4-plex and househack.Or find a great partner who has the experience and can put his capital to use in harmony with your friend's investing goals The other options you listed seem too risky if he doesn't have much experience.Good luck
