Hi Mae--check with Mike & Nicole Borowski at Homestead Realty---they offer licensing at a discount and low brokerage fees which are perfect for an investor. 

It’s so much easier and they usually give me good intel about how motivated the sellers is and other info I leverage my offers off of.

Hopefully the Sponsor is being very conservative in their returns and this isn't just a tight spread offering in a macro MF environment that is looking precarious. 

Typically owners want an offer before showing but see if you can view.

CA does offer some great opportunities to make money.

Even better news is there are a few lenders out there that offer no PMI with these types of loans, jaw dropping stuff.
