@Justin Mayne i deal with this sort of thing often with folks buying houses for us to manage. 

Get a plan in place for your budget, pay of small debt like your CC's, get everything on auto pay, etc. to try and get your credit score into the mid-high 700's within the next few months.

Just picked up a duplex in 63111 which for you, would have been ideal.  

Is it an ideal layout, no it doesn't sound like it, but generally speaking renters are not as picky as buyers.
