We have plowed that ground already. 

As stated above, flipping is best done in your local area which you know and can have boots on the ground unless you can build a full and trusted team elsewhere which would require a partner with boots on the ground. 

Hi @Terry Harris after inspection depending on what come up I first touch base with my attorney to discuss best approach, he will make sure I am protected during the attorney review phase for items that come up during inspection. 

Many brokers request in the LOI phase "A Written Position" from buyers to justify which party will pay for closing costs.

I wouldn't touch DFW if I was an out-of-state investor unless I had significant boots on the ground or a partner here.

Run this deal into the ground because no matter what, it will be invaluable experience for you! 

But then again, that threw interest rates into the ground (I think the fed overreacted), however lenders are now increasing rates by 50 - 100 bps to curb demand..
