Multifamily: How to get Seller to pay Closing Costs,

Many brokers request in the LOI phase "A Written Position" from buyers to justify which party will pay for closing costs. Maybe this community has some superior logic to share which has been successful in getting those costs covered by the Seller. Surely one/or many of us has a success story to share, right? Have a win you'd like to share, that'd be fun to hear how you did it.
