I’m borrowing on a 2 family for a New Hampshire investment property.

I am currently evaluating a multi-family investment opportunity in Anaheim, CAIs there a local commercial broker or property manager who could tell me what the market cap rate is for C class multifamily buildings 10 to 20 units in that area?

There's an area in Venice called Wellen Park that seems to be an up and coming area, very family oriented.

This was on KSL as well and the sellers were very very motivated.This year I have also purchased two single-family homes that I am rehabbing and both allow for lot splits so I will have a renovated home to sell or rent and a free and clear lot with each one.

Sometimes properties can use a non conforming use and be used as a multifamily property even if it’s zoned as single family.

They're just not a desirable place for a family with options to live.
