I realized two things amongst many others is as follows for future transactions and would like to gain some advice on the same from you all experienced people :1.

I would love for this thread to morph into a place for all experienced and novice OOS investors to share their method and stories.

(Of course, read the title commitment or have someone experienced help you through this.)I believe it is still true that you must hold the property for 90 days.  

It's still pretty rough around the edges, but there are a few yoga studios, a new relatively hipster bar... seems to have the potential for price changes in the next 5 years or so...

I'm just starting out and I'm looking for some opinions from experienced investors -Q: I have $40k to invest (can pull out as a 401k loan), should I invest this now or wait a year when I'll have a total of $80k to invest with? 

I would appreciate some advice from some experienced real estate investors that started with full time jobs.

I would love to seek the guidance of some of the more experienced fellow investors and/or a professional on whether we can take advantage of this rule?

I don't know if my advice would benefit you in any way with me not being experienced, as I am also transitioning into real estate as well.
