As Holdman already stated the year will tie you down more than it will them.If she's leaving the place without any obvious/spite damages then I wouldn't waste your time chasing her.

Since Mobile homes are cheaper, I thought I'd start by reading up and researching on buying one and flip for a Lonnie deal.It seems there's a new law that's in effect starting January 2014 and it seems the owner financing on mobile home flips are no longer allowed unless one uses a 3rd party lending company?

I still am not sure if I do them well or not but I have been in the business for 13yrs and have a pretty good idea of values in the area - so once I see the house and take photos I have a general idea of the price range I should be valuating around- Don't waste your time buying the info on line most of it is really vauge

Im seeing more of like professional offices/bed and breakfast/rec center/daycare/home based business/deli...something to that effect would fit well in the area.
