If the current owners didn’t act promptly to remediate the water damage, the home will likely develop mold.Given that this issue was not disclosed and happened prior to closing, I would not put pen to paper.I would not want to live in a sick home, or one that likely will bury you in repairs costs.What other surprises awaits.

BUT, if you want to scale, evaluate the properties with a property manager in the analysis, because eventually, unless you start a PM company, you won't be Able to keep up with the daily maintenance and continue to acquire more units.Good luck.

I am putting together my first private loan deal for an investor and could use some advice...The approach is to utilize the private money loan to acquire the property (down payment, closing cost etc), use my own money to renovate and furnish (very little work is needed, more so cosmetic) and stand the property up as an Airbnb.
