I feel bad for both tenants because I’m pretty sure the noise is bad but how do you keep three young boys sitting quietly and it’s winter in New England so where else are they supposed to play?

It's non smoking, minimum income of 3 times the rent, basically all stipulations listed in Brandon & Heather's management book.We had a prospective tenant ask to bring her 10 week old German Shepard (it's pet friendly at owner's discretion), she admitted that someone in the household smokes but insists that it won't be an issue, and her income is barely over the rent...even AFTER I went over all our qualifications with her.Am I still supposed to show the house to her?

Needless to say 5 days after he was supposed to be out he finally came to get it May 31 move out turned into June 4th.I had a potential renter who passed up on the place because it was not truly "vacant"Additionally, the place was not cleaned, there was damage to a few places from the move and he broke a screen for one of the windows.

Mind you I do have the resources to make emergency repairs and have no debt on my rental properties so I do not fear vacancies like many do and the pool of cash builds back quickly.I suppose if I was organized or not so darn busy I would do something that yielded better returns but hey it works for me.I do this the slow boring methodical way but so far so good.I know this didn't answer your question.

I also have a $400 damage deposit set up that I collect and hold through VRBO or with Airbnb they are supposed to charge the guest of to that amount if I have damages or violations and report it to them with supporting documentation.Always take pictures or have your cleaning crew people take pictures.
