My guess would be it's a error and they forgot to update it to the new total (at 100 more).

Update for the 3-family flip in New Britain, CTThe pictures below are of the electric baseboard heat that was installed this week for the 3rd floor.

At the very least you need to include capex, vacancy, regular maintenance, payments, taxes, insurance, and management costs (its smart to include these even if you self manage since you might want to turn it over to a manger at some point).  

You can also just send a regular yellow letter.

I find that I get better response when I use a regular stamp.

send them pics, update info, rent rolls... ask what they would list it at... that will get you close too.. for free.

Under 5 is just a regular old loan I've done that several times I want to try something new. 

I naively thought this was what the packet was, as it is quite comprehensive, and for a regular purchase, it's all part of the general paperwork.Is there a form I can find for this, or do we need to find a lawyer and get an official contract done?  

In Chicago that's what people are accustomed to and glad to pay it, so no need to update unless you're doing a full gut rehab in a neighborhood that has transitioned to B+/A.
