Hi guys,I'm a new member of BP.. have been investing for the past 4 years..but just recently discovered BP... my goal is to get to $10k per month cashflow... so my wife can completely quit her job if she chooses to...I'm currently about 30% there.anyways.. here's my intro as well as a long question...sorry for the long post.. here goes...I'm a programmer by trade but did ok in the past 10 years with online marketing...ie managing adwords for small businesses... anyways and I'm currently using what I've made in those 10 years as capital for real estate investments.I do have a question..

There are different ploys used to try and hide such transactions, none of them guarantee it can't be discovered in an audit and mortgages are audited at different times by lenders and/or servicers. 

After discovering Bigger Pockets this year and listening to the podcasts of testimonies of ordinary people like me and hearing my relative's experiences in the field, I believe real estate is a sustainable and reliable vehicle for building wealth passively.  

I just asked my realtor about this last week and he said 90% don't close on time.The first one was a 2 month delay once the underwriters discovered that my husband's employer was going through a bankruptcy- they announced it about a week before we were to close.  

Is it necessary to explain to the financial institution who will be involved in your exit strategy that you will have some new debt on you credit report when you return to refinance?
