All new HVAC, roof, plumbing, floors, fresh paint, etc.Plan was to BRRRR.

It is freshly painted and floor tiled and has new A/C.Any thoughts on how to approach a private lender, or how to structure a deal where I would refi and keep the property? 

I'm also looking in the Oak Forest/Garden Oaks area, just to help my ease my husband's commute some, and I know home values have been going up there steadily.  

I am looking at vacant land thinking of farms community gardens bed and breakfast or raising animals growing hops for local breweries.

The building has 12 above ground units and a single garden unit. 

I need a fresh book to read that will give me practical steps to take.

My DTI is decent thanks to a solid salary (with 8-year history), BUT I want to escape CA sky-high property prices, quit my job, move across the country (to either AL, FL, GA) and start fresh with a 4-plex (will live in one unit to qualify for FHA and low down payment).

I am now wrench free :) and am hoping to start fresh and embark on the real estate journey that I started 5 years ago.

I actually live in northern anaheim and have been doing a lot of research on vacation rentals throughout Arizona however I have yet to pull the trigger on any, but as far as rentals in my area that are not in anaheim I would probably suggest looking for the cities to the west of Anaheim such as garden grove westminster or costa mesa as they have more to offer than just disneyland.  

Be authentic.There are so many people that are scammers these days and trying to spin stuff to make a buck that when they find a real person who does what they say it is a massive breathe of fresh air.I find many other businesses (not all) have a really low standard of service to consumers.Competitors might be close on price but it's how you conduct yourself often that wins you the business.
