Stick to your facts and be consistent with people, and make sure you know what you can and can’t do and you will feel more confident when getting into conversations.

I mail these consistently month after month, year after year.

Stay consistent, it will happen eventually.

I am not quite sure how to start, so some help would appreciated.Welcome to BP Michael... curious, what types of properties do you envision your portfolios consisting of... residential, commercial... single-family units, mutli-family, etc.?  

My biggest problem has been finding reliable, consistent funding, as well as tying up funds in rehab costs.

Right now my monthly payment consists of P&I, and taxes go to escrow, and that's IT.

I've consistently received 2-3 calls a week for the past 9 months and been able to buy and sell about 3 homes from them.
