I think this deal is a no brainer at $50,000 but the seller is a very experienced aging real estate investor so $58,500 was as low as he'd go.

Age of roof,siding, furnace, water heater, and if there is any lead paint might pay to do your own testing for that., any asbestos in furnace area or on siding or in floor tiles?

@Dmitriy Fomichenko I am currently still employed in the federal system and way under the age of 59 and 1/2.

Although landlord labor may not be seen as a legitimate deduction, the cost of materials you needed to restore those items back to pre-move in condition may be (for example, replacement of a broken glider on a drawer or replacing broken blind slats not due to age but over handling).  

They are old school so where other companies are far into the electronic age, this company still mails owner checks or deposits of the owner bank is close to their office.

Over the years I have changed my outlook and it is interesting to see how much I have changed from age 20 to age 40.Wishing everyone success and happiness in however you may define it.
