I like the idea of 'clusters,' where one geographical area hosts multiple competitors relatively close because they draw in talent and buyers (think Silicon Valley or Tel Aviv, Israel -- for Tech)Minneapolis, like many cities in America is experiencing a Brewery Boom-- 8 have popped up in a 2 mile radius after the initial had great success. 

But when I retire from corporate America, guess where the cashed out 401K will be invested.

@Stanley Parsley, im not afraid to make offers or buy, im currently living in japan and moving back to america the end of june, what i am trying to do is analyze properties. example have 100 properties nd then narrow it down to the 10 properties i want to walk to make an offer. 

I spent 34 years in corporate America getting input, building consensus, writing status reports, developing plans/goals/objectives/metrics, etc.
