( and to make this more clear, this is a long term play ( 20-30 year buy and hold): Ideas must be centered to sacramento/ bay area region: What cities to you feel are still the most undervalued in the bay area/ sac region:?

My advice would be to find a property that has unique characteristics, those tend to do better.

Many, many old houses in the area and city and region really are not up to code - but that's not to say it's unsafe.

You have a unique combination of experience which can give a different perspective on real estate.

It was a unique situation where the owner passed away and his children inherited the property.

It's also VERY difficult to heat (but not to cool) due to its unique layout, but the winters are pretty short in Atlanta. 

Requires experience but also uniqueness - why you over everyone else.4.
