The only people I see being successful as Realtors and keeping their first career are firefighters, and that's mostly because they work 10 24-hour shifts per month, which means that the firefighter has approximately 20 days off each month. 

@Austin Shulman While it’s not the best paying job or the most glamorous I work as a Direct Support Professional or a Residential Counselor on the overnight shift at a group home facility.

Has anyone ever looked into investing in "interactive voice response " to pick up your calls when your team are not on shift?

Which really leaves looking for signs of foundation shift, knob and tube or aluminum wiring, and plumbing.  

As an internist, I typically work 7 days on/7 days off which essentially gives me the opportunity to have 2 careers at once (and the freedom to add on shifts as necessary to quickly fund a deal if needed).

We continue to double down in these markets with off-market and brokered opportunities where we can get significant day 1 cash flow for investors, value-add and historic migration shifts.  

In doing this, taxes should be more streamlined as well, and you might benefit from having the rental income 'pass through' the LLC as it's designed to do. 

It wasn't until I mastered accountability and mindset that I was able to be successful, I shifted to a mindset of How do I get this done, and established relationships with people to hold e accountable until I was able to hold myself accountable and action followed.

The market is saturated with casual Airbnb hosts and is shifting to providing value to the guests.
