This is a super simplistic version that doesn't take into account time value of money (what it would make if that 2k was invested instead of used in refinancing), or different interest rates, or time spent finding a bank to refinance with or... well, you get the point.

Also I think it's a great idea you wrote him a letter sometimes its just that easy and what do you have to lose, I think if more people would get out there and take action like you they could make things happen, ok ill get off my soap box now.

Most states now have FREE mediation services.. the companies that offer this for money by and large do little and you just spent good money that could have gone toward your problems and end up in the same place.. most of these companies in fact have been put out of business by States AG 's since there were so many complaints and so many people lost their homes dispite hiring these companies..

For instance, when I was young I spent a good amount of time in Memphis Tennessee where many areas that had nothing there when I was that age now have a lot of newer houses that were built to meet demand.
