I just spoke with them today, sounded interesting but nothing was mentioned about any transactions being made.

I'm sure I sound like a broken record since I discuss this all the time in my other form posts, but in this market, if you want to acquire a cash-flowing asset, you must get creative with your strategy.

I just started an application with Bank of America, which is where I do my banking, but damn, they want a complete application with records on all six of my properties, P&L statements, insurance riders, and the whole nine yards. 

I have been looking in the midwest like Kansas City, Indiana, but have also considered some of the areas in Florida that have not completely exploded yet.

Options:- Should I completely gut the bathroom, replace the tub, flooring, toilet, tile, paint, and vanity?

They can also report maintenance issues and see their payment summaries as well.The app has a slew of other features - complete book-keeping, automatically applies late fees, can track recurring charges, etc.

Sounds like it's a bit late for that though. 

No offense but your post sounds very advertisy and no way income and expenses were categorized opposite even so you didn't lose on the income because it would've negated the expenses and vice-versa.Why would your bookkeeper add any equipment depreciate, this is your CPA's role unless that person was doing both. $20K additional income?

I called the agent and it sounds as if the issue was really with the front porch allowing water under it and causing water to leak into the basement.
