Just a suggestion, for 7424, I'd do 2 things to make it more appealing.1) Paint outside fence to match hosue2)  Get knobs for the kitchen and bathrooms, it's a forgotten step that makes a huge difference.

I don't want to bail on the guy, but the quick move and a matching eviction to his name just make me nervous, aside from the unfortunate heater issue I've got now too.

You will notice that the cap rate reflects expected appreciation and how long the remaining lease is.It might also be easier to get financing if you set the terms to match the terms of the lease. 

They are like... a shopper who matches you with a lender and collects a fee for their services.  

The marketing piece and message need to match the quality expected by the buyer and it takes multiple impressions to move a market. 

In my opinion, if your company is doing matching contributions I would maximize this plan and don't move any funds.

There are tons of ways to do RE but you are going to have to find the way that makes the most sense to you and matches how you are wired.
