I decided not to gut it and make it like new, but, just make it Rental Ready with all repairs and termite tent and ten year roof with Central AC, paint and clean and Sell it for $60K less than the one that they gutted next door.

(damage bills so far total$16,000 for demolitions,etc BEFORE REPAIRS EVEN START for new flooring in bonus room above garage , new insulation, new drywall, paint ,too much to list..SO MY QUESTION ISwhat kind of insurance does my property manager carry (i hope they have it) that i can sue them for damages not covered by my homeowners rental dwelling policy???

Before we even offered on the property my partner and I walked the house with our agent and looked it over well.We didn't see much of anything wrong besides maby painting cabinets, new door, and some flooring.Now that we are closing on the house we are taking it upon ourselves to inspect it deeper.So I'm asking if we hired an inspector what would he do?

greetings everyone, i'm new here and needing some advice. so im thinking about buying another house. the plan i have in my head is to buy a fixer upper with cash (to try to get lowest possible purchase price) and to get a heloc from it to use on repairs. the plan is to move into it once renovated and rent out my current home. as far as repairs im only interested in fixing up big ticket things.. stuff like fixtures, paint, drywall and tile work i can do on my own and figured i can do on my own time to finish the house since i'll be living in it. and if things go according to plan..i'll rent/sell that  house and do it again once its complete ..has anybody done something similar to this?
