I'm wondering what people's thoughts are on the area, both as a rental market/cash flow, but also the chances of gaining some appreciation there if/when things improve there.It does look like there are some relatively reasonably priced (In terms of the average cost in Miami these days) properties for sale there - both single family and multi-family.

Hi All,i am pre-approved for 350K and have been looking to buy a multi-Family house in north Jersey ( Bloomfield, Montclair, Rutherford, glen ridge etc), for the last couple months.I am actively reading the forums in bigger pockets (thanks to all of you for the vast ocean of information).I basically look at GSMLS for listings.

I want to fast track my education and would like some hands on training. 

My other market is Phoenix for BRRRR multi families.

Has anyone been able to do the BRRR method on multi family properties out of state?  

Is there a website or a resource that provides operating cost and rental income for multi family homes to help an out of state investor decide if this is a good area, and if the props are worth taking a deeper look at?

I don't have any houses, but the people I've spoken with have said it's been harder to find 30+day tenants for multi-bedroom houses.. 

You should always be tracking your response rates and seeing what lists work bests.

For me the the CFA track made the most sense because equity/commodity markets interest me, but find your own, create a plan, and don't pick your head up until you find yourself where you saw yourself in the beginning.
