I have finally secured a career ( insurance agency owner) that will allow me to have some free cash to throw into the market in St.louis.

As a lender I am always curious what do you use to finance those B/C properties local banks, agencies or FHA and if more than which is your preferred source?

Most investor friendlies will require Buyer Agency of some type, Some will smarten up by having a service you pay monthly for only to get Comp help and Automatic Expired and Distressed lead Delivery, while Few will agree to a $500 per bought house gift based on trust of your word alone.

I never did that and it was just sent to the title agency my broker uses.

As a general contractor for the past 3+ decades I still reach out to them even though I'm qualified to build or remodel structures from the pad up.The things you really need to know are amperage, type of wiring which I assume could be the old cloth type wrapping around what could be aluminum wiring which has popped up on older homes and especially early 60's and 70's mobile homes. 

Technically if you didn't have a buyer's agency agreement w/ the previous agent you would be able to submit an offer thru the new agent.
