However, it is MUCH cheaper to exhaust your energy efficiency upgrades and THEN size the system to what your building/house/family needs once those are done. 

I might make a mental note of it for myself, but wouldn't take that evidence to court.

Its not a speech but more of an attitude, mentality and thought process. probably sounds similar because its the same info in every book and class on management, leadership, success and personal development I have read or attended way before I started with real estate.

America has more of set it and forget it mentality to that extent.

Go through the 3, 5, 7 year grind of learning this business, doing a few deals the old-fashioned way, and building a large series of mental models.

He seems very mentally aware & still moves around well.
