Proof of unapproved tenants
As a landlord or PM how do you document unapproved tenants? How would you build your case to file in court to evict based on multiple unapproved tenants of one of your properties?
For example, I have a 3/1 that I rented to a lady with 2 grown kids (18 and 21). She then moved in another girl (18) and her little brother (13ish) bc they had no where to go. Then her daughters BF stays a "couple nights" a week.

I go by what is on the lease, which lists all approved tenants. My lease also has a clause about guests and how long they can stay. Do you have a written rental agreement with tenants listed? If they are not listed on the lease, and you don't want them there, I would post a lawful notice to comply with the lease. Check your landlord/tenant law for your location. Get help from a landlord association if needed or an eviction lawyer. However, maybe the solution would be to do background checks and have them sign the lease. If you are breaking up a family, the tenants may leave. Depending on your situation, you may like or dislike that.
