We completely renovated interior and added a Master suite in the upstairs portion of the Cape Cod!

When the tenant vacated I spent $16,000 in upgrades which included kitchen, bathroom, painting of the interior/ exterior, and adding a closet to the family room to make it an additional bedroom.

I went to the park and checked all of the vacant home's interiors (master bedroom closet, electric panel, kitchen cabinets, under sink) and exteriors (on the tongue and in the vicinity of).

Again, this is an interior door in the property so the tenants are the only ones that can access the door. 

The wholesaler had estimated needing 5k -6k in repairs for new interior paint, carpet, plus fixing the bathroom and kitchen.  

Can't be some 20yrs old interior design to get top $$ b/c we do have good inventory for renters to select from. 

He seemed decent enough, but we stopped talking after I said "Percentage of sale price" instead,  and I voiced my concern about the point in the economic cycle we are in and 2-3 years til payoff.The terms of sale I offered were basically - best offer up front - no inspections other than what can be seen by walking interior and exterior property - no "and/or assigns" on offer (no middleman, assignments, etc) - as is no repairs - tenant renewed with month to month agreement before closing - substantial nonrefundable earnest money if extended closing period - no owner financing - buyer pays all non government mandated fees/commissions.   

The estimates are typically free so they want to, at least, make sure there is a possible deal there before taking the time out.Do you know the interior square footage or building size of the property?

BEST: 25 nights per month, $11,205 startup:(Airdna numbers is 25.5 at 84% occupancy per month with no signs of slowing/average night is $270, but mine would be a brand new interior/this model has only $5,000 in furnishing the entire house vs. the prior model that is $7,500 to furnish)I know, I KNOW, 25 nights is a pipe dream, but that's what Airdna is giving me so it was even beyond my best scenarios so put it down for S's & gigs.
