I have been following BP's podcasts and reading the books for some time.

If you're interested in learning more, I wrote a whole book on finding your niche (which talks about interviewing mentors) and being a successful real estate investor.

When I am not turning wrenches I am in the books going to school studying aeronautics as well as studying everything I can about real estate.

Not only does BP have free informative forums for you to learn and comment on, it also has free online courses, guides, and success stories from other real estate investors!

I listened to Dave's book in the car but haven't had the time to fully process the information.

Listening to the podcasts, and reading the forums and books etc., has changed my mindset and with each listen or read it only increases away from the way I used to understand money. 

I also understand that banks might be more willing to deal at the end of the quarter or year - the fewer properties on their books, the better for their balance sheet.

I don't have any earth shattering secrets you can't find in books, but I can share actual experiences, timelines, prices, rehab costs, insurance costs, rental roles, property management and tips for how I've created a 19 unit portfolio worth almost $1M and generating over $100k annually inside my IRA, starting from a relatively small initial investment.  

I have been reading the beginners guides, listening to podcasts, and just being a sponge and soaking up all the information and advice that comes my way.
