I'd lean on them to do the heavy lifting upfront, then on the back end when the dust is about to settle and your final signature is needed for something, I'd loop in a lawyer at that point (if not earlier) just to keep everyone honest.

@David He, Congrats on your property, I am sure you are going through an Escrow, in my experiance, if you donot have Lawyer, the Escrow company generally takes care of it, and yes prorated rent AND the security deposit and any additional payments due towards maintainance(taxes, any bills etc) will also have to be accouned into final setalment.
