Early rent can make it hard to evict based on behavior issues, e.g. 5 dogs, 3 extra kids on weekends, loud music and way too much medical mj.

Hello - I am working on getting back into real estate/investing, and I have a 6 figure short term hard money loan I want to fund for a developer who needs extra capital for some unforeseen problems with prepping the dirt for development. 

His mother lives in one unit and rents out the extra bedrooms and the other unit is a 3br 1bath apt. 

If the down payment is the problem and you don't want to owner occupy, just take some extra time to save up and become a regular 25% down investor the right way. 

I am out of state investing so that has added little extra layer of complexity. 

You can not anticipate everything and, truth be told, you do not need to hide behind a LLC.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Truth be told it wasn't the most impressive deal as far as cash flow goes but it allowed my wife and I to drop our living expenses dramatically.
