When i went looking for Kris Kirschner aka auto pilot guru he is no where to be found online or anywhere for that matter.

I'd suggest you buy http://www.amazon.com/Landlording-Auto-Pilot-No-Br...Especially read the chapter on the application process.

I honestly get tons of e-mails daily from Guru's and have them auto forwarded to my trash can.

I'm sorry I meant to say you SHOULD look for homeowners insurance and shop rates starting with your auto insurance.

I'm rebuilding my marketing follow up system and I'm looking for a phone service that can handle incoming texts and phone calls, then run a text auto responder for follow up.  

Our prior tenant screening company provided us a report within an hour or so.Our new tenant screening company touts same day results in their advertising, their auto-generated reply indicates 8 to 10 hours, and it is taking close to that to get our reports.

One of them has a convenience store + barber shop + auto inspection (amazon can't displace those). 

I'm dealing with a national bank (BOA) who only seems to be able to send an auto-generated letter with my balance etc.
