New member looking to get into mobile home parks.

Personally, I hope to one day be able to dedicate a certain percent of my portfolio to assist in situations and organizations such as this. 

Hey All,I've recently heard about the practice of purchasing mobile homes for rent and am interested in learning more as I am seeking to invest up to $20,000 on a property.If anyone could provide me with the following information I would really appreciate it as some of what I've been hearing makes it seem "too good to be true" as an investment.1.

My business is almost exclusively focused on developing wireless sites for the major carriers (AT&T, Verizon, Sprint, T-Mobile).  

Has anyone had any luck finding mobile home parks for sale by cold calling park owners/managers?  

She currently lives in an older mobile home (paid for) and my home would be such a wonderful upgrade for her.
