Hi everyone! I have a long question here concerning my rental in Indiana. My home is currently empty. I would like to sell or rent it to my sister. She is 67 and receives Social Security benefits---her only income. She currently lives in an older mobile home (paid for) and my home would be such a wonderful upgrade for her. Her net income monthly is $1,412.00. She is on medicare and qualified for state help with medical expenses etc. I rent my home for $800.00 monthly. Is it possible for us to get her section 8 help with the rent based on her income and my home on section 8?----If she purchased the home, what kind of help --if any--could she get and where should she apply?  Also, does anyone know if buying a home would affect her state help she receives on medical?  I would SO appreciate help any of you could give me on this!!! I would love to help my sister move from that mobile home park into my nice little SAFE home!!

Section 8 would be based on her income

There should be no effect on her Medicare /Medicaid ? benefits except for the amount of money she has if she sells her mobil home and has that money in the bank.  

Of course if she buys your house with the proceeds of the mobil home as the down payment it should have NO effect as she is allowed a homestead.

So how much could  you sell your home to her for?

How much down payment could she give you from the proceeds of the sale of he mobile home??

If you carried the Mortgage for her How much would that cost a month (the mortgage plus the taxes)?
How much interest could you charge her so that you would come out whole?

Please post these numbers so we can follow up with you.

So you would  also have to know how much money she has (in the bank)  if he just sells the mobil home and rents your home.

If she is on Medicaid in addition to Medicare  you should discuss this with the Medicaid office in your state.

Call your local Section 8 agency and ask them these very same questions you have asked on this blog

Tell your local Section 8 office that you   would love to help your  sister move from that unsafe mobile home park into your  nice little SAFE home!! 

Someone there should help direct you.

See if your local Library can direct you to an advocate to help you understand and perhaps accomplish your goal of getting your sister better housing

Is your sister also eligible for Food stamps?  If she is not eligible now she might be eligible once her rent or mortgage plus taxes  is higher then it is now.

She might also be eligible for a heat subsidy that might make the higher rent affordable or the purchase possible

There should be a way you can get your $800 a month income and your sister can get better housing
