Hey Everyone - My girlfriend and I live in Orange County, CA and are 25 and 24, respectively.

BP has been crucial to my development through webinars, podcasts, books, and tools.

Seems like a positive for the area.But it might be apples and orange, Net Migration coming in from Mexico (poor people) and the homes being bought by (well off) people who do not live there and are just using them (as second or third homes) to park their excess cash to keep up with inflation (or better) (???)

Go over the leases to make sure the tenants will cover the increase.Your due diligence will be crucial. 

I just zoomed in on some areas that I've spent years and in some cases decades of my life, and it is showing class A+++ neighborhoods in the orange and even red zone for violent crime.
